What does Premium unlock vs Free?

Free covers the property record — receipts, warranties, photos, the dated Timeline, and basic maintenance reminders — for every property you add. Premium adds Patch (ask a question about your house, get a sourced answer), smart age-based maintenance recommendations, advanced StubScore with improvement guidance and cost impact, the buyer-ready Home Sale Package, the disclosure-ready Insurance Package, family sharing, multiple properties on one account, and priority support.

Premium is $19 / month, billed monthly, and cancel-any-time. Free stays free — there is no paywall on the everyday recordkeeping that gets you started in the first place.

What's in the Home Sale Package?

A one-click buyer-ready report that pulls the property's full record — receipts, warranties, contractor notes, photos — plus the dated Home Timeline and the current StubScore, into a single PDF you can hand to a buyer, an inspector, or your listing agent at sale. The package is renderer-only: it does the prep so you do not have to assemble the file by hand on moving day.

Off-Free, included on Premium, and rendered as a PDF by the same generator that powers /pricing's report demo.

How do I earn the Verified Contractor badge, and what does the $49 / month or $499 / year cover?

The subscription unlocks /contractor/verified/apply so a pro can submit the Verified-badge application. Once the form is in, the application is hand-reviewed and routed ahead of public release; Verified-badge eligibility is granted once the review wraps. The subscription also includes Stripe-managed cancellation — cancel any time from the billing portal, no support ticket needed.

Premium is billed monthly at $19; Verified Contractor is $49 monthly or $499 annually. The two are separate products — buying Premium does not include the Verified Contractor application.

Which records count as maintenance history?

The Document binder — receipts, warranties, manuals, permits, and inspection reports — plus the dated Home Timeline of every improvement, swap, inspection, and upgrade on the property. Both ship Free forever, with unlimited storage, OCR on receipts, and tied to the address so the history transfers with the home on sale.

The paint tracker (room / brand / color / sheen) and appliance tracker (model / serial / warranty) are part of the same property record — they appear in the Timeline wherever they affect value.

How does the Insurance Package PDF differ from the Home Sale Package PDF?

Both ship on Premium and both are PDFs, but the audiences are different. The Home Sale Package is a buyer-ready report you hand to the buyer and their agent at sale — it pulls the full record, Timeline, and StubScore so the buyer inherits a house that introduces itself. The Insurance Package is an insurer-ready disclosure built for a coverage conversation — the version of the record a carrier wants to read when you are sitting down to bind or renew.

You generate either on demand from the same Premium library. Both are off-Free, both are included on Premium, and both are rendered with the same provider.
